What “non-QM” actually means

Federal rules define a category called the Qualified Mortgage. Loans inside it follow a fixed set of documentation and product rules. A non-QM loan sits outside that category. The lender still has to make a reasonable, good-faith determination that you can repay — that obligation applies either way — but it is allowed to prove it with documents a standard loan would not accept.

That is the whole idea. Non-QM is not a lower tier of borrower. It is a different way of proving the same thing.

The main non-QM routes

  • Bank statement loans. Twelve or twenty-four months of personal or business statements stand in for tax returns. Built for business owners whose write-offs shrink their taxable income. There is a separate page for self-employed and 1099 buyers that goes deeper.
  • 1099 income. For contractors and commission earners paid on 1099s, some programs look at the 1099s themselves rather than the tax return after expenses.
  • Profit and loss statement. Some programs accept a P&L prepared or reviewed by a CPA or tax preparer.
  • DSCR (debt-service coverage ratio). For investment property, the loan qualifies on the rent the property earns relative to its housing costs, not on your personal income. See investors for how that fits a longer investing plan.
  • Asset-based qualifying. For borrowers with substantial savings or investments and modest income — often retirees or people between ventures — eligible assets can be used to establish ability to repay.
  • After a credit event. Some programs consider borrowers sooner after a bankruptcy, foreclosure or short sale than standard guidelines allow.

Program availability changes and depends on your file and the property. The point of the first call is to find out which, if any, of these fits — and whether you might qualify for a standard loan after all.

Who I see this work for in Texas

Houston and Texas more broadly run on people who work for themselves: energy contractors, medical practice owners, builders and trades, restaurant and retail owners, real-estate professionals, gig and creator income. Many of them have strong deposits and a tax return designed — sensibly — to pay as little tax as possible. Non-QM exists for exactly that gap.

What to gather before we talk

You do not need any of this for a first conversation. When you are ready to move:

  • Twelve to twenty-four months of bank statements (personal or business, whichever the program uses)
  • A list of any large or unusual deposits and where they came from
  • Evidence of how long you have been self-employed — a business license, filings or a CPA letter
  • For DSCR: the lease, or a market rent estimate, and the property’s tax and insurance costs
  • For asset-based: current statements for the accounts you want counted

The honest comparison

The first question I ask on every non-QM conversation is whether you actually need one. Sometimes the answer is that one more tax year, a different way of reading your returns, or a co-borrower gets you into standard financing. When non-QM is the right tool, I will tell you why, and we will plan the exit — a refinance into standard financing once your paperwork supports it — before you sign.

What is a non-QM loan?
A non-QM loan is a mortgage made outside the federal "Qualified Mortgage" category. The lender still has to verify that you can repay, but it can use documentation a standard loan will not accept — twelve or twenty-four months of bank statements instead of tax returns, a CPA-prepared profit and loss statement, the rent a property earns, or the assets you hold.
Who is a non-QM mortgage for?
Mostly for people with strong finances and non-standard paperwork: business owners who write off heavily, 1099 contractors, real-estate investors, people with significant savings but modest income, recent career changers, and borrowers a year or two past a credit event. If your tax return undersells what you actually earn, non-QM is usually the first conversation.
Is non-QM the same as subprime?
No. Subprime described credit quality. Non-QM describes documentation and structure. Many non-QM borrowers have excellent credit and large down payments — they simply earn or hold their money in a way the standard checklist does not measure.
What is a DSCR loan?
A debt-service coverage ratio loan qualifies an investment property on the rent it produces relative to its housing costs, rather than on your personal income. It is built for investors, and it is for investment property only — not a home you will live in.
Does a non-QM loan cost more?
Terms on non-QM programs are generally different from standard loans because the documentation is different, and they depend heavily on the file. I will not quote anything on this page. What I will do is show you, side by side, whether a standard loan is possible for you first — and only then whether a non-QM route is worth it.
Can I refinance out of a non-QM loan later?
Often, yes. Many borrowers use a non-QM loan for a season — while a business matures or after a credit event ages — and then move into standard financing once their tax returns or history support it. It is worth planning that exit at the start.
